Property managers are an important component within the world of real estate management and investing. Property owners around the world rely on competent managers to oversee the day-to-day operations of their investments. Whether properties are owned by an institution, such as a bank or holding company, or by private individuals, real estate investments can only be as good as the people that manage them. Value is lost when properties go into disrepair or do not maintain quality renters.
While the location of a particular land or property investment is a critical factor in determining the overall worth of the asset, property managers in the case of occupied investments determine their overall success in the marketplace. Among other responsibilities, property manager duties include addressing daily maintenance issues, vetting prospective tenants, adhering to local and federal regulations relating to the property in question, and updating the property owner with regular progress reports.
In the example of an apartment rental property, some of a property manager’s responsibilities include maintaining regular office hours, staffing the office and maintenance personnel, marketing the property to prospective tenants, performing background checks on prospective tenants, addressing tenant issues, and coming up with creative solutions to a list of unexpected situations. Of course, such properties can range in size from as small as four units to several hundred. In many cases, there is a resident manager who is available to respond 24 hours a day to potential emergencies. In other cases, managers do not reside onsite but tenants are provided with emergency numbers to contact maintenance or security personnel.
Property managers are required in most states to be licensed by their local board of realtors. This is in order to ensure that the property and tenants are treated within a minimum set of standards, as well as ensure that all pertinent local and federal regulations are met.
